Condition Report

The following report is the result of a site inspection of Ward Hall conducted on December 3, 2004 by members of the staff of the Kentucky Heritage Council, the state historic preservation office. In attendance were Becky Gorman, Transportation Enhancement Program Coordinator; John Downs, Historic Preservation Coordinator; Scot Walters, Restoration Project Manager and Architect; and Mark Dennen, Staff Architect.

The purpose of the inspection was to establish the condition of Ward Hall and identify and qualify rehabilitation needs. This was not intended to be an exhaustive report that would address all issues of rehabilitation, which need careful consideration in conjunction with planning for uses of the building. Instead, the purpose is to identify the issues that need to be addressed and assign a level of importance to each.

Additionally cost estimates have been assigned to areas of need. It cannot be stressed enough that these are very rough estimates and do not reflect any kind of detailed examination to determine the costs in each area. In order to get a true picture of the cost of rehabilitation, construction documents and specifications would need to be developed and given to contractors to prepare true bids for the project.

There are three parts included in this report:

1. An Excel spreadsheet titled Condition Report. This list contains a description of each observation of the building needs. These are sorted first by level of Importance (1-Critical, 2-Important, 3-Repair when Possible, 4-Cosmetic) and second by Type of Work. Note that there is a Photo or several for each comment row.

2. Photographs associated with each comment. These are ordered and labeled by Photo and each photograph contains the comment associated with it.

3. A simple floor plan for each level of the building, excluding the attic, with the Photo location indicated.
